The Residential Tenancies Act requires rental providers to ensure rental properties are maintained in good repair. This includes ensuring the safe working and proper maintenance of all gas appliances provided by the Residential Rental Provider.

Under the new legislation a Residential Rental Provider/s who enters into a new residential rental agreement (fixed or periodic) after 29 March 2021 must undertake the following:

  • have gas safety checks conducted every two years by a licensed or registered gas fitter, and
  • keep records of the check and provide details at the request of the Renter, and
  • disclose the date of the last gas safety check, and any outstanding recommendations from the safety check before entering into a Residential Rental Agreement.

As part of the program they will service all your gas appliances in accordance with the service recommendations of Energy Safe Victoria (Victoria’s leading authority for gas safety) to ensure its safe operation. If a change of tenancy does not occur before the 29th March 2023 a Residential Renter Provider must ensure the above has been completed by this date.

Pricing every 2 years:

  • $258.50 inc GST for one gas appliance
  • $396.00 inc GST for two or more gas appliancesAdditional, if required
  • Pre-approval limit at time of Safety Inspection of $220.00 inc GST for parts and/or labour. This will assist in reducing additional call out fees.


  • Biennial servicing conducted by a fully qualified technician (Type A gasfitter)
  • A full report including digital images and the below legislated information:
  • the full name and business details, including the licence or registration number, of the electrician who did the check
  • the date of the safety check
  • the results of the check, including any repairs that were required and actions taken to address the repair
  • confirmation that all installations and fittings have been checked and found safe.

Comprehensive gas appliance safety check including:

  • Main gas fitting line pressure and retention test.
  • Negative pressure test where required.
  • Carbon monoxide emission test.
  • Correct installation and compliance of appliances.
  • Safe operation of gas appliances.
  • A full report provided for each property.
  • Only appliances provided by the landlord will be serviced. Appliances installed by tenants are excluded.
  • All works carried out by Home Safe Services are covered by a 12 month warranty.

Please note that in the event a gas appliance is deemed to be non-compliant, Home Safe Services are required to immediately decommission the appliance while on site. This will be reported to Noble Knight Real Estate immediately and an extra charge of $55.00 inc GST will apply.

Gas appliances may include:

Gas cook top, gas oven, hot water systems, space heater, hydronic heating, gas log fire, gas pot belly, wall furnace, main pressure BBQ, pool heating and gas ducted heating.
